Dallas Homebuyers Need an Independent Voice Says Local Home Inspector

​As the spring house hunting season begins, a local home inspection company warns potential home buyers of the risks of using a home inspector referred by their realtor or mortgage lender.

The first day of spring marks the beginning of the 2017 homebuying season for thousands of families across the Dallas/Fort Worth metroplex. But a local home inspection company is warning home buyers and sellers of the hidden financial risks associated with working with a home inspector referred by their realtor or mortgage lender.

Buyers and sellers in real estate transactions both want the same result even though they sit on opposities sides of the negotiating table. They both want the deal to go through as quickly as possible. Buyers want to pay what they believe their house is worth, and sellers want to receive their asking price.

During the close process, a mortgage lender will undoubtedly require a home inspection report performed by a certified home inspector. Most lenders or real estate agents will recommend a home inspection company that they work with on a frequent basis.

However, many home purchasers do not consider the source of the referral or fully understand the nature of the inspection. That has led to a recent rise in independent home inspection companies that refuse professional referrals.

Lenders require a home inspection prior to the loan closing to assure the bank that the home is structurally sound and is adequate collateral for a 30-year morgage. Beyond this assessment, home inspectors have very little incentive to raise red flags for minor issues.

“Most inspectors are referred by a realtor or mortgage company so the inspector has no reason to find small issues that may kill the deal,” says Kyle Cresson, general manager of PrimeFirst Inspections in Dallas, Texas. “Those inspectors just want more work referred to them. We refuse to accept realtor referrals because our clients depend on us to only look out for their best interests.”

Homesellers can help to sell their home faster by proactively engaging a certified home inspection company to provide a thorough inspection before listing the home with a realtor. This gives homeowners a chance to fix any issues prior to a potential buyer’s inspector discovering the issue and delaying the closing.

National home warranty companies will even offer a free warranty while the home is listed if an adequate home inspection has been performed. This can also increase the value of the deal while in negotiations.

“In the end, it should be about protecting the homeowner and not just protecting the bank. New homeowners just need to be aware of all the little things that could cost them big in the long run. Either to get it fixed or negotiated into the home price,” says Cresson.

If mortgage rates increase, as has been speculated for quite some time, consumers should be on the lookout for aggressive mortgage lenders and their cozy relationship with local home inspectors. A good deal today on a home inspection may turn into a homebuyer’s nightmare over the next few decades.
