There is a lot involved in a commercial building project, and that is an understatement. Project managers juggle a complex list of tasks to take a large-scale project from an idea to a completed building.
“Commercial building projects can get complicated and have many moving parts,” said David Pourde, Owner of Invicta Construction in Edmonton. “We try to educate our clients on the building process, so they can understand and anticipate what is coming up. Communication is key.”
The first and most important step is hiring experienced and trustworthy commercial renovation contractors. Edmonton business owners can then trust that their projects are being effectively managed and will run smoothly.
Invicta Construction shared the main steps in building a commercial building.
Choosing the location is generally the first step. This involves where in the city it needs to be and its proximity to other buildings and roadways. Part of selecting a site is checking for zoning, access to utilities and infrastructure, and having the land surveyed.
Having a clear, set budget also needs to happen in the early planning stages of a commercial construction project.
“You’ll know how much you want to spend, but an experienced commercial builder can help you detail your budget. Things like labour, materials, permits, ground and foundation work, equipment, and finishing will all come into a detailed budget,” said Pourde.
Pourde suggest that anyone starting a construction project for the first time, can find good advice in their article entitled 8 tips for commercial builds.
When it’s time to create the design plan, lot of professionals will be involved. Structural engineers will do up the drawings for the structure. Mechanical and electrical engineers will plan the HVAC, plumbing, and electrical systems, and a civil engineer will take care of plans for drainage, lot design, and connecting to utilities.
The design of the building’s interior is a significant part of this stage. An architect will provide drawings and renderings of the building’s exterior and interior, so you can visualize what the project will look like at completion.
“Before we break ground, there are a few things that need to be taken care of in the pre-construction step,” said Pourde.
These items include obtaining permits, insurance, WCB coverage, securing materials and equipment, and putting together the construction team. The team could consist of project managers, engineers, site managers, and trade companies.
Finally, the project moves into the construction phase. Site preparation, foundation, framing, siding, roofing, installing mechanical and electrical systems, interior and exterior finishing, and landscaping are all included in the construction phase.
“During this phase, we want to make sure clients know exactly what is going on with their project and what is coming next,” said Pourde. “Using project management software, clients can log in to an online portal to keep tabs on their project in real-time. Transparent communication is essential to successful projects and satisfied customers.”
When the construction phase is complete, most contractors will accompany you on a walk-through of your building. At this time, you will make a list of things that need more attention before the job is officially complete. It might be something like replacing a damaged light fixture or repainting trim. When it meets all requirements, the project is official finished.
