Sherman Bridge Launches New Broker Partnership Program, Encourages Participation
August 31, 2016 – Irving, Texas: Since its founding in 2008, Sherman Bridge Lending, a Dallas-based real estate brokerage firm, has been providing hard money loans for property investments. Now, the company is broadening their reach with the announcement of a new initiative. The launch of Sherman Bridge’s Broker Program will give real estate brokers the chance to work side-by-side with Sherman Bridge, and together, bring premium financing to borrowers.
Sherman Bridge Lending is a premium provider of hard money loans and works to provide state-of-the-art tools and resources to investors. Their new Broker Program is designed to put real estate loan brokers in charge of their relationship with Sherman Bridge, and brokers are allowed to choose how they pursue their loan partnership.
The first option consists of a flat fee that is paid by the broker. Through this “Flat Fee” partnership, the broker locates the potential borrower and forwards the acquired information to Sherman Bridge. After which, Sherman Bridge Loan Officers will complete the process for the loan and handle all the paperwork. This route is the easiest for the broker, or is for someone without adequate time or resources needed to fully process the loan. The design of the “Flat Fee” partnership aims to promote a good, long-lasting relationship between the broker, client, and lender.
The second option is the “Full Package”, which is designed for the broker who would prefer points and to earn a sales percentage of the deal. After payment of a minimum charge for the services of Sherman Bridge, the broker is free to upcharge whatever they’d like to profit off the deal. The broker is required to complete the work for the origination of the loan, act as the loan officer, collect paperwork, and process the sale before closing. With the “Full Package” partnership, the broker will earn a percentage of the sale as a commission.
Anyone who can refer clients to Sherman Bridge is eligible to become a broker, and there is no licensing required. Real estate agents and property wholesalers are among those encouraged to take part in the program, as their existing client base of buyers and investors serve as a beneficial starting point. The program offers a unique opportunity for brokers to partner with an established and reputable organization, and Sherman Bridge works to provide irreplaceable professional affiliation and business relationships.
Sherman Bridge’s specialty is financing the purchase and repair of a distressed investment property. While most banks decline this type of funding, borrowers can be pre-approved for a hard money loan in only 30-seconds, with full approval in only 30-minutes. Investors are also given flexibility toward their strategy and are given the opportunity to rent out their property with 30-years to repay their loan.
