Brexit and the Ashford Property Market

June 10, 2016 – – The referendum vote that will decide the future of the UK either inside or outside the EU is almost here. Many people are wondering how the vote will affect property prices.

According to Kevin Hall of Martin & Co Ashford, “Contrary to the scare stories emanating from the London property market we are not seeing any slowdown. We are still seeing strong interest for property both from private and investor buyers. The “Remain” group seems to be relying on prophecies of economic meltdown which may or may not come to pass however one thing is for sure and that is that there is likely to be even more interest should the electorate decide to remain in the EU.”

Even the UK Treasury are not predicting financial armageddon. Acccording to the Treasury, if there is a Brexit, there may be a flattening of growth or a recession so shallow that it will be in the margins of measurement error.

Kevin goes on to say, “Therefore the message is that if you want to beat the surge that will come from people that are waiting for the result then I would encourage you to act now! It is still possible to book funding at incredibly low rates and with property prices in Ashford growing at double digit rates now is a great time to buy.”

This sentiment is further backed up by the Royal Institution of Chartered Surveyors who forecast that property prices are set for another 25% growth over the next 5 years whichever way the referendum goes.

Fire Department Aids Tulsa Man After E-Cigarette Explosion, E-Cig Explosion Lawsuit Cases Likely To Follow

June 10, 2016 – – LipsigLawyers.com reports on the growing number of electronic cigarette explosion reports and the number of injuries connected to them. An Oklahoma TV station ran a report about a local Tulsa man who purchased an e-cigarette at a Camoland store, interested in cutting down his cigarette use and saving money. He planned on going from about six dollars a pack for his smokes, to “two or three dollars” for a container of e-cigarette fluid, or “juice.” The Tulsa station, NewsOn6.com, reported that while he was washing dishes, he noticed a flash in the distance as his e-cigarette exploded. Plugged into his laptop USB port for charging, the device emitted flames which ignited the laptop, a nearby lamp, and even his shades – “everything was on fire,” he said. The resulting damage to his home was considerable, but he was fortunate that he was not using the electronic cigarette when it exploded as several other victims have been.

In North Carolina, a man reported experiencing an e-cigarette explosion while he was using his device. Reported in the news, he said that the device was near his face when it exploded, and in addition to causing several physical injuries, it temporarily blinded him. E-cigarettes use a flammable liquid often referred to as “juice” for operation. During several reported explosions this liquid is projected out of the device frequently spreading flames. This man was hit with the hot liquid and reported that the explosion felt like hot oil was splashing his face.

Top Google Ranking Factors 2016 Revealed

June 10, 2016 – – Using scientific method, expert SEO analysts have quantified current factors that affect page ranking in 2016.

Kyle Roof, from the SEO Intelligence Agency group, shared the results from a few of his on-page SEO experiments with a group of professional SEOs at the SEO Rockstars Conference. The abridged video version of the presentation can be viewed here.

Utilizing the basic techniques of the scientific method – hypothesis, test vs control and a single variable, Roof was able to determine which on-page factors are currently most important for Google ranking and indexing.

In his presentation, Mr. Roof implements the basic principles of the scientific method to test SEO factors. After deciding on a factor to test and developing a hypothesis pertaining to that factor, Roof created a test environment by producing fictional control and test pages; identical in every way but the one factor being tested. After waiting for the pages to index, the results can then be analyzed.

Roof explained, “Everything is measurable if you think about it the right way.”

After a recent set of tests, Roof discovered a number of factors that affect on-page SEO. Two results concerned meta titles and headings.

The first test hypothesized that the page meta title should differ from the on-page H1. Put another way, should the meta title and H1 be unique or the same? After conducting a controlled test, Roof determined that the hypothesis was incorrect. The meta title and H1 should, in fact, be the same in order to attain a better ranking.

Another test questioned which factor was given the greatest weight in ranking. Meaning, which factor is most important for ranking. Test results revealed that the meta title was the most important factor in ranking. Coming in second was the on-page H3.

As indexing and ranking is constantly evolving, Roof explained that regular testing is necessary to keep up with the current trends. Additionally, one test can often lead to the need for more testing.

The price of a house in Toronto in May rose by 15.7% compared to the same period last year, according to new figures released from the Toronto Real Estate Board (TERB). “Home sales and prices are both up in Toronto,” says Erica Smith founder of Condo Chicks. “These figures are more proof that Toronto’s real estate market is booming right now. When both sales and prices are rising by this much, it’s a sign that there’s a lot of demand for homes in the city.”

The sharp rise in prices is being blamed on a shortage of listings. Demand is outstripping the number of properties available on the market, which is resulting in the rising sales and house prices.

“Toronto is a premier real estate destination, which is why we’re seeing this upward trend,” says Smith. “The city is growing, with a lot of new residents, and there’s also foreign investment. There’s more demand for homes than there are actual homes available, so the market is becoming increasingly competitive.”

The average price of a Toronto house in May was $782,051, an increase of over $60,000 from the same period last year. While house prices are rising, some real estate experts have noted that the rising prices are being fueled by homeowners looking for safe investments.

“Some people may understandably have a negative reaction towards rising prices, but that can actually be a good sign,” notes Smith. “Toronto property can be a really good investment, and the market is only expected to continue growing in the years ahead. Of course, it’s important that buyers are in the right position to invest in a home.”

Due to rising prices, numerous groups have called on the government to take action. The Organization for Economic Co-operation and Development (OECD) has called on the federal government to restrict mortgage lending, while Scotiabank wants to see a higher minimum down payment. However, one TERB member has said these will have little effect, as most homeowners are making prudent financial decisions.

“This can be a great time to buy a home, but buyers need to be making sure they are in the right financial position,” says Smith. “One of the best ways to ensure you’re making the right choice is to speak with a real estate professional or broker. They can help guide you through the process and make sure that you are protected from bad investments.”
