Dependable Homebuyers is Purchasing Homes with Structural Issues in Washington D.C.

February 21, 2019 – – Washington D.C. – Dependable Homebuyers has rolled out several new home selling services in Washington D.C. this year. It has been buying houses directly from homeowners in Washington D.C. ever since its inception. It has recently started buying houses facing foreclosure. The company is facilitating short sales for homeowners who have run out of traditional options like refinancing and loan modification. The company has also started buying hoarder houses. It has rolled out a new seller financing program in addition to its upfront cash offer so homeowners can have more options at their disposal. The company has now announced that it is buying all types of houses with structural issues.

The nationwide company has purchased various kinds of houses in Washington D.C., regardless of location, size and other factors. It was unclear for many homeowners if the company accepts houses with serious structural issues. It is to resolve this uncertainty that the company has clarified its intentions of considering houses that have cracked, settling or sinking foundation, damaged fixtures, plumbing problems, leaking roofs or other serious issues. No structural issue is going to be the usual deterrent that prevents homeowners from selling their properties directly to ordinary homebuyers. The traditional option of listing a house makes it nearly impossible for homes with structural issues to get sold to the average buyer.

Dependable Homebuyers has a straightforward approach. Its policy is to carry out a site visit to conduct an extensive property inspection. They verify the ownership details. The research team of the company obtains all relevant information and the real estate consultants evaluate the fair price of the property. The company is not a realtor. They do not work with real estate agents. There is no commission to be paid or any kind of service fee. Dependable Homebuyers buys Washington DC properties directly with homeowners who want to sell their residential properties. The company does not ask homeowners to invest in repairs. There is no need of staging a property before the site visit. No aesthetic upgrades or remodeling is necessary. The company will buy the house in the exact condition it is in right now.

Dependable Homebuyers finance their own acquisitions and there is no third party investor or bank involved in the process. This enables them to make a purchase offer straightaway and they can close the sale in a span of seven business days if the seller accepts the proposition. The company works with local title companies to expedite the process. There is no home loan or mortgage required for such purchases as they have the capital to fund the sale. The cash offer is nonobligatory. Property owners have the liberty to accept the offer or turn it down. The purchase offer is not merely an appraisal or estimate. It is the real deal that homeowners should consider.

The plethora of new services rolled out by Dependable Homebuyers is making it a formidable alternative to all the traditional ways to sell houses in Washington D.C. The unprecedented propositions can save homeowners thousands of dollars in commissions, advertising, repairs and upgrades among other fees. Homeowners can also sell their houses immediately. Those homeowners interested in learning more about home selling services can visit the recent press release that discusses their seller financing options.

Pest Management of Mesa Agrees with Rodent Control Research

February 21, 2019 – – Groundbreaking new rodent control research funded by the National Pest Management Association (NPMA) dispelled some long-thought myths about cats as an effective means of rodent control. It turns out that cats do not successfully kill and control rat populations. Although cats’ stalking activity may initially keep rats out of sight, the rodents will patiently wait them out and return undeterred once the cats lose interest and leave the scene. Scientists studied individual rat behavior using scent detection and RFID-technology, better known as micro-chipping, to learn more about individual rat behavior.

The researchers also monitored how often a rat frequented remote sensors and found certain odors to be more attractive than others in luring rodents to a trap or feeding station. Historically, rats have always been extremely problematic in society as both carriers of disease and threats to our property and food. Despite the risks they present, rats are also one of the most under-researched animals because they are so uniquely adept at living in close contact with humans but remaining just out of sight. This research was conducted to learn more about individual rat behavior and to seek information to inform better rodent control methods for the professional pest control industry.

One study revealed when exploring scent detection male scents alone cause both female and male rats to investigate, but then ultimately avoid an area in the future. Mixed male and female pheromones cause rats to respond more favorably to the scent compared to male-only scents. Female-only pheromones are most attractive to both male and female rats and elicit the strongest response.

When it came to cats and rodent control, feral cats were observed over the course of a five-month period and their presence was recorded more than 300 times by the cameras monitoring the research site and active rat colonies located nearby. In that timeframe, less than one percent of the cat and rat encounters resulted in a rat being killed; despite, stalking behavior being observed 20 times. Rats are less likely to be seen on the day-of or the day after cats are present. For every cat sighting observed, rats were nearly 20 percent more likely to move toward a shelter. Although rats were less likely to be seen, the feral cats had no observable long-term impact on the rat population. The rats went into hiding but came back later, determining that cats are not an effective measure in rat control in urban settings.

Carefree Pest Management says Gut Bugs Affect Cockroach Feces

February 21, 2019 – – Commensal bacteria living in the gastrointestinal tracts of cockroaches lace the insects’ feces with chemical cues that mediate social behavior, according to a study. The microbiome isn’t just important for digestion and immunity; it may also have a hand in social relationships among animals. Research showed that volatile compounds produced by bacterial fermentation attracts the insects to aggregate. The involvement of microbes in animal communication and behavioral systems is starting to be understood.

Researchers have known since the 1970s that cockroaches are attracted to their own feces. It has been determined that even cockroaches that were raised in sterile conditions, so that they’d carry no bacteria in their guts, are attracted to microbe-rich feces. The sterile excrement lacked volatile fatty acids called carboxylic acids, which may influence cockroach behavior. Research has shown a synthetic mixture of six common carboxylic acids, the insects gathered has concluded that it’s the bacteria rather than the cockroach itself that are involved in producing this signal.

Cockroaches are not unusual in this regard. Previous work has suggested a similar role for the bacteria in hyenas’ anal scent glands, where the microbes produce fatty acids that may aid individual recognition to distinguish group members from intruders. Over time it may be discovered there are lots of examples of this type of thing occurring in nature, from insects all the way up, possibly, to humans.

Cockroaches can contaminate food with their waste and saliva which contains bacteria that can cause food poisoning, diarrhea, and Staphylococcus infections. Many disease-causing organisms can grow and multiply in their digestive systems and be transmitted to silverware, plates, cooking surfaces, etc. during defecation. Breathing dust containing cockroach feces or body parts can cause an allergic reaction and asthma, especially in children. As far as the diseases that cockroaches can spread, they can pick up Salmonella on their legs and deposit it to food, which can cause food poisoning if ingested.

Carefree Pest Management states, “It is important for people to take preventative measures to protect their families and properties from the health threats associated with cockroaches. Sanitation is the first phase in a cockroach control program and you should make efforts to reduce water, food and shelter available to cockroaches.”

Homeowners can now Save Thousands by Selling their Properties to a Real Estate Investor

February 21, 2019 – – Dependable Homebuyers, a nationwide real estate investor, is buying residential properties directly from the owners. Homeowners can sell their properties in any location, regardless of its type and condition, within a span of seven business days. This is a direct sale without the involvement of any real estate agent or other intermediary. All traditional hurdles can be completely averted and homeowners can save thousands of dollars in the process.

Homeowners typically list their properties on various websites, appoint a realtor and also try to spread the word when they have to sell a house. Sponsored listing and online advertisements cost money. Realtors charge up to six percent of the sale value and the seller has no other option but to account for that. There are closing costs too that can easily be two percent of the sale price. In effect, a homeowner will be spending around eight percent of the sale price. This easily amounts to thousands of dollars. Properties that are worth over a million dollars will have over ten thousand dollars in commissions and closing costs. The seller has to bear all these expenses and more.

Dependable Homebuyers does not charge a commission as they are not a realtor. The company is an investor in real estate and a direct buyer. There is no service fee either. Homeowners do not have to invest in online advertisements. There is no need to list their property for sale on any classified. The We Buy Houses company deals directly with homeowners and purchase the properties outright. They inspect the property, assess the fair value and come up with a purchase offer. This is a cash offer and not just an estimate. There is no need for an appraisal since it is a cash offer. Property owners who are compelled to have an appraisal carried out also have to pay for the process.

Selling a house to a real estate investor like Dependable Homebuyers also saves the money and time required to carry out repairs at a property. Not all houses are in an impeccable condition. Homebuyers often ask for repairs. Real estate agents also recommend repairs, remodeling and staging to make a house more desirable. Such exercises can cost several hundred easily and extensive repairs or remodeling can cost thousands of dollars. These expenses are in addition to the commission of the realtor and the unavoidable closing costs. Selling a house to Dependable Homebuyers has no commission and there is no closing cost. There is no need to repair the house or even clean it as the real estate investor wants to buy the property outright, in an as-is condition.

The long wait to sell a home using the traditional means can be a problem for anyone who wants cash at hand as soon as possible. Homeowners have to deal with an average wait time of ninety days or three months. Many homeowners wait much longer to finally sell their property. Even when a homebuyer has confirmed their intent to buy a property, the financing process and other nitty-gritty could easily take thirty days or longer to be completed. Selling a house to a real estate investor like Dependable Homebuyers expedites the whole process to be completed in a span of seven business days.

Gilbert Pest Control agrees Bedbug Waste Leaves Lingering Health Risks

February 21, 2019 – – Bedbugs plague homes the world over. But even after they’re gone, their effects on your health may not disappear. A new study traces the problem to their lingering feces. Bedbug feces contains a chemical called histamine (HISS-tuh-meen). It is part of their pheromones. That’s a mix of chemicals that the insects excrete to attract others of their kind. In people, however, histamine can trigger allergy symptoms. Among these are itchiness and asthma.

While some treatments can successfully kill off bedbugs, their waste can linger. The histamine can remain in carpets, furniture upholstery and other household items long after the vermin are gone. One study collected dust from apartments in a building with a chronic bedbug problem. A pest control company raised the temperature of all of the rooms in the building to 50° Celsius (122° Fahrenheit). This killed off the bugs. Afterward, the researchers collected more dust from the apartments. They compared all of that dust to some from neighboring homes. These had been free of bedbugs for at least three years. Histamine levels from dust in the infested apartments was 22 times as high as the amount found in bedbug-free homes. While the heat treatment had rid apartments of the bedbugs, it had done nothing to lower histamine levels.

Treating bedbug infestations should be a priority since many people are allergic to the chemicals released when these insects bite. Victims can develop redness, swelling and other signs of inflammation around the bite marks. But that may not be all. Allergies can be serious. In a few people, bites may provoke life-threatening reactions.

Scientists have shown that bed bugs can carry many different types of germs in and on their bodies. However, there is no strong evidence yet that the bugs can pass on these germs to people. Scientists are looking at this possibility. Another study found that most bed bugs that fed on mice infected with Trypansoma cruzicould pick up the parasite. When the same bed bugs later fed on uninfected mice, the insects transmitted the parasite to them. T. cruzi causes a sometimes fatal illness called Chagas disease. Scientists now are doing follow-up research to figure out if the bugs also can spread this parasite to people.

Even if bed bugs do not spread infections, they definitely can cause mental harm to some people. One study found that bed bug infestations can make people anxious and give them insomnia. This was true even in people who never had anxiety problems in the past. The same researchers reported on a woman with mental health problems who later suffered a series of bed-bug infestations. Coping with them so overwhelmed her that she eventually took her life.

Justin Timberlake’s Drummer Interviewed By AIMM

February 21, 2019 – – The Atlanta Institute of Music in Duluth, Georgia has announced that they recently held a Brian Frasier-Moore interview, drummer for Justin Timberlake. Frasier-Moore has a number of stars in his portfolio, including Madonna, Janet Jackson, Christina Aguilera and many more.

Brian Frasier-Moore was born in Philadelphia and has been a drummer for more than 25 years. Nite Driscoll, a representative for AIMM says, “It was truly an honor to interview Brian. We hope that his story will help to motivate drummers all over the world.”

The interview clinic is available on the official website for the Atlanta Institute of Music. Those who are interested can watch the interview video or scroll below it to read through the entire transcript where Frasier-Moore talks about his roots, growing up in Philadelphia, and his mother buying him his first set of drums when he was a child.

During the interview, Frasier-Moore discusses his very first tour and how he has remained relevant in the industry for a quarter of a century. The interview was done by the school to help drummers in their drummer program to learn more about how a professional drummer lives, what is important to him and how he has grown over the years through his tours with a number of big names in the music industry.

“We want those who are interested to learn more about our drum program and where it can take them,” says Driscoll. “This interview was phenomenal because we got to speak with Brian about his career and also about his motivation and what keeps him going. It’s a must for anyone who is serious about drumming.”

Driscoll says that the institute’s Drum Certificate Program allows drummers to graduate with all of the skills that they need to pursue a successful career in the music industry. The program includes a thorough comprehension of music structure, as well as different performance styles and an introduction into the business side of the music industry.

He continues to add that the school believes that educated musicians make the biggest impact in the industry. Their Drum Program includes courses that cover music theory as well as music performance, two things that Driscoll state are crucial for anyone who wants to enjoy a successful career in the industry.

Steve Freeman founded the Atlanta Institute of Music and Media in 1985. The school’s mission statement was revised in 1993 by the governing board in order to better define the instruction that is offered through their various courses. Current President, Nite Driscoll, revised the mission statement further in 1997 to offer a clearer explanation of the overall purpose of the school and the courses that they offer. Driscoll says that today, AIMM has a goal of instructing and helping to develop the talent and knowledge of each student in order to prepare them for a successful music career in a number of capacities. The school expanded its course offerings in 2008 to include a recording arts program of study, as well.

AIMM provides non-beginning students with instrument instruction and courses that are necessary to develop their talents and skills to reach higher levels of success. Driscoll says that they regularly interview musical talents in the industry to help students to realize that musical talent comes from all walks of life. Their interview with Frasier-Moore outlines his career and his successes, giving students motivation to reach their own levels of success. Driscoll says that they highly recommend that any student who is considering a musical career, particularly those who are considering drumming careers, watch the video or read through the interview transcript to better understand the personal side of a professional music career.

Those who are interested can watch the interview online or contact the school directly to learn more about any of the programs that they currently offer. Information about each course is offered on the website, as well as payment and financial aid information.

Dependable Homebuyers Publishes Blog Post On Interesting Trivia About Baltimore

February 21, 2019 – – Dependable Homebuyers Baltimore has announced that they have recently published a blog post offering interesting trivia about Baltimore that is not known by most people. These trivia are about many “firsts” that occurred in the city of Baltimore. The blog post is titled “Know More About Baltimore With This Cool Trivia” and can be accessed at https://www.dependablehomebuyers.com/blog/know-more-about-baltimore-with-these-cool-trivia/.

Evan Roberts, owner of Dependable Homebuyers, says, “Every place has its own little known facts that are actually very interesting to people, especially those who plan to reside in the city of Baltimore. In this new blog post, we list a number of ‘firsts’ that occurred in Baltimore.”

Some of the interesting trivia mentioned in the blog post are the fact that the first umbrella factory in the US was founded in Baltimore in 1828; the first US post office system was inaugurated in the city in 1774; the first dental school in the world was established in the city in 1840; the first telegraph line in the world was constructed between Baltimore and Washington, DC, in 1844; and the first civic monument honoring President George Washington is found in Mount Vernon.

Meanwhile, Evan Roberts says, “Dependable Homebuyers puchases properties in Baltimore. We buy homes in all situations – divorce, probate, behind on payments, difficult neighbors, bad tenants, hoarder houses, or simply want to sell fast. When you sell your house to Dependable Homebuyers you won’t have to make repair and we can close in as little as 7 days. Our fair, cash offers are some of the most competitive in the business and you can rest assured that you’re getting top dollar for your home.”

Evan notes that the economy is not actually good in terms of property price and most people are now looking for ways to get more cash for their homes. People are currently apprehensive and eager to sell their homes as soon as possible. As a result, most people are not really that careful with regards to the profit they will make through it because of the fear the prices of homes will go down further. Therefore, the recommended strategy for home sellers to get the best price for their homes is to make their homes as attractive as possible. Unfortunately, this will require spending a substantial amount of money and it will require a lot time and effort before it can be accomplished.

One solution is offered by cash home buyers that offer faster transactions. However, homeowners will still need to make their home appealing or attractive. With an attractive property, home sellers may get to sell their homes as fast as possible. Home sellers will also need to engage in due diligence before dealing with cash home buyers because there are unscrupulous people and the real estate market is currently a prime target for such people. Luckily, it’s easy to check online the reputation of a particular company or individual. Home sellers can check a particular company with the Better Business Bureau and see if there have been any consumer complaints about that particular company. If there are any complaints and these have not been resolved properly, it is a good idea avoid that particular company.

According to Evan Roberts, Dependable Homebuyers is a cash home buying company in Baltimore and they buy houses in any situation or condition. Their team of real estate professionals offer a simple and fast solution for who want to sell their homes fast. Furthermore, they are not real estate agents and do not charge any commissions. And because they buy the homes directly from the homeowner, there are no inspections, no fees, and no closing costs.

Dependable Homebuyers is a we buy houses company in Baltimore such that home sellers don’t need to make any repairs and they can close in just seven days. Evans points out that their cash offers are fair and the most competitive in the market, which means home sellers can be assured that they are getting top dollar for their home.
