The number of listings prospective buyers could choose from in December 2014 was down 10.4% from the previous year based upon information compiled by the Toronto Real Estate Board.

In December, the average time a home remained for sale was 32 days with an average selling price of $362,758 for properties in the GTA based upon information prepared by Royal LePage Kingsbury Realty. “For people considering selling their homes in the GTA, now is the time to list them on the market for the best return and maximum sales prices,” states Mr. Doumont. The real estate market is constantly shifting and changing. If someone waits too long to sell their home, there is a risk the market conditions could revert back to a buyers’ market, where there are more homes for sale in the area than potential buyers.

With an increase in sales prices, home sellers need to be aware of increased sales commissions real estate agents receive. Most agents charge a percentage of the sales price for their commission which covers their time to assist the seller in making the property ready for listing, conducting open houses, preparing and reviewing purchase agreements, meeting with lawyers, and other such aspects required to sell a home. FATAL BROOKLYN FIRE SHOWS SOLIDARITY, STRENGTH OF COMMUNITY

When seven siblings were killed in a horrific fire last Friday night, the vast majority of the observant Jewish world was insulated from the horror until the Sabbath ended after sundown on Saturday. Within minutes, though, phones, emails, and texts sent the devastating news around the world.

The seven children, who ranged in age from 7 to 16, lived in Midwood, Brooklyn, attended neighborhood schools. It seemed like every child in the community knew them. Their distress was intense, as was parents’ confusion about how to adequately talk to youngsters of all ages about the tragedy.

For more than 1,000 parents and educators, the number to call or email was Chai Lifeline’s Project CHAI. Project CHAI is the crisis intervention and bereavement division of the international children’s health support network. Its three professionals have logged several decades of experience helping children cope with trauma between them.

The first phone calls and emails were received within minutes of the Sabbath’s end. By coincidence, Chai Lifeline’s staff was at its annual staff retreat on the grounds of Camp Simcha, the organization’s camp for seriously ill children and teens. The staff commandeered empty offices and recruited trained social workers and psychologists from among Chai Lifeline’s staff to assist. Rabbi Dr. Dovid Fox, a clinical psychologist and director of interventions and community education for Project CHAI, took an overnight flight from his home in Los Angeles to join the team on Sunday morning.


Intensive effort reaches children, educators, parents

By Sunday morning, Chai Lifeline had released a 12 minute video offering suggestions on how to break the sad news to children and begin the healing process. Within 24 hours, 15,000 people accessed it on Chai Lifeline’s YouTube channel and the Chai Lifeline website. Project CHAI met with principals and staff members at the children’s schools that morning as well. Principals, teachers and staff members appreciated the forum in which they were able to express their own shock and sadness while gaining valuable information on how to help their young charges cope with an unexplainable tragedy. Professionals returned on Monday to meet with classes at the schools that had just lost beloved students and friends.

On Monday evening, Chai Lifeline and the Flatbush Jewish Community Council sponsored “Making Sense of the Tragedy,” an evening for parents and community leaders. Simultaneously streamed on video and audio channels, the broadcast reached over 45,000 people in 25 countries as far away as Japan, Serbia and South Africa.

“A tragedy like this unites people around the world in their horror, sorrow, and shock,” observed Rabbi Simcha Scholar, Chai Lifeline’s executive vice president. “Chai Lifeline and Project CHAI focused on the people most directly involved… those who live in the community and whose families interacted with the Sassoons. New Funding Alternative for SFR Rental Property Owners

FeatherStone has developed a unique structure that unlocks the value of equity investment in SFR residential properties, the Residual Revenue Certificate (“RRC”).

The funding can be accomplished by single-family rental portfolio property owners selling their residual reserves (cash-flow) at a discount. The capital market discount would be anywhere from 8 to 15%.

Example:

A single-family rental portfolio property owner after expenses has excess cash flow of $100,000 per year. That rental property owner can now sell forward five years of residuals through the RRC for $500,000.

For an investor, the $500,000 RRC is given a 15% discount. The investor purchases the RRC at the 15% discount for $425,000. This is not a loan, nor does it have to be paid back, thereby eliminating stringent qualifications for the property owners. There is no need for BPOs, credit checks or financial verification.

The funding is generally a non-delusive flexible funding pathway that provides financing solution to companies without the forced exit typically of venture capital and private equity or mezzanine debt transaction.

Traditionally, this funding mechanism has been used in the music, pharmaceutical and oil and gas industries. Significant upside in the future cash-flows can be produced in these industries and has the ability to leverage off their future cash-flows to fund their activities.

This alternative funding mechanism is now being used in various forms by both investors and firms that have recognized the merits of using the RRC. For instance, the RRC can be used for traditional business and single-family rental portfolio property firms. By selling RRCs to raise capital, small and midsize businesses are successfully filling the capital gap between friends and family financing and sourcing from traditional capital markets.

RRCs compare favorably to convertible debt and equity securities for the small and midsize business sector where under normal circumstances investors struggle to achieve liquidity, fair valuation and exit timing.

Characteristics:

In the funding continuum the RRC ranks in between the debt and equity, and has characteristics of both the debt and equity depending on the type of transaction and the associated funding terms.
